In fact, this may be the most desirable location I know of for a townhome in Concord. Clearly there are benefits to the condominiums that are occasionally available on Hubbard Street, at The Milldam and many of the other locations in both the West End and Concord Center, but Lang Street is certainly special. 33 Lang is offered at $948,000 and boasts two bedrooms plus a two car garage, which is extremely challenging to find in the condo/townhome market. 31 Lang, when it comes to market, will be offered at $809,000 as it is slightly smaller in square footage and offers a one car garage. 33 Lang Street comes with the benefit of a terrific sleeping porch on the second floor that is now finished space. It could be utilized for an office or additional guest room. The entire property is available for your consideration for $1,757,000, which would include all three garage bays. I think this is a very reasonable offering due to the location and company it keeps as it relates to housing. Lang is a side street off of lower Monument Street before the North Bridge and just a short stroll to the center of town. This location has some of our town’s most historic housing stock, as we all know, and is a rather dramatic location for townhomes. Not only is Minuteman National Park a stroll away but so is the Reformatory Branch Trail. I have both hiked and biked that trail and enjoy it a great deal. It is a low impact hike, perfect for jogging with a sturdy stroller or an unencumbered walk to Great Meadows Wildlife Refuge. 8.8 miles of enjoyment awaits going out and back and it is just around the corner off of lower Monument.
I will say that if either 31 or 33 Lang is for you there are no limits to the interior improvements you could make. Location and structure can certainly benefit from further investment. Any improvements should stand the test of time and this property is a logical place to invest. Countless right-sizers in our community would enjoy this address and its benefits. The sharper you make the real estate, the higher the value should go. These homes are offered in move-in condition although both sides would benefit with some updates (not uncommon in the townhouse market). I would encourage those who want to make updates to either side to make timeless selections in such a historic location. If one looks at all the improvements and renovations already completed on Lang, Bow and lower Monument, I would imagine that historic exterior improvements would be well received, although they do require an extra step for approval. Interior renovations do not. I think we can all agree that if you are going to buy a townhome/condominium in Greater Boston this property should be part of your case study.
